The county’s 2022 plan describes Baxley’s site as “encompassing many ponds” and calls drainage in the city an ongoing concern. Poorly drained Pelham and Surrency soils cover nearly a third of Appling, and their water table can sit at or even above the surface.

An EF-1 tornado ran along Zoar Road to the edge of Baxley in January 2017, damaging roofs and outbuildings. In wind like that, closely set hidden hangers hold where spikes pull out.
A Christmas Eve tornado crossed in from Pierce County here in 2014, and floodwater closed Long Branch Road in June 2026. After either, we make sure every downspout still empties away from the house.
An earthen dam gave way near here in Debby, putting two and a half to three feet of water over U.S. 1. On low lots like these, roof water is carried out to where the ground falls away.

They can, if every downspout empties against the house. Gutters gather a whole roof’s rain at a few outlets, so on low lots those outlets belong on the high side, with extensions or a buried line. Floodwater off a street or ditch is a separate problem for the city or county.
A 3x4 has about twice the inside area of a 2x3, so a clump of needles that would plug the smaller one usually drops straight through. It also drains the trough faster in rain like Idalia’s, when a gauge just north of Baxley caught 7.65 inches.
The City of Baxley has a flood management ordinance, so check with City Hall before piping water toward a street or public ditch. The county’s 2022 plan listed a countywide floodplain ordinance as a goal. Either way, we keep roof water on your lot.
