Banks Lake

Stockton
US 84A census place of 135 people on US 84, chartered in 1876 until the charter was repealed in 1995. Tobacco, turpentine, pine lumber and pulpwood come off the land around it.
Alapaha River
RiverNearly all of Lanier drains to the Alapaha River, which passes Lakeland on its way to the Suwannee. On lower ground toward the river, where each downspout empties matters as much as the gutter above it.

Both were federal disaster declarations here. Add the county’s housing, and four problems stand out.
Idalia, Aug. 2023
Trees down, roads closed
The National Weather Service logged about three-quarters of Lanier without power after Hurricane Idalia, with roads closed by fallen trees. A limb that glances off an eave bends the run and pops hangers even when the roof survives.
What we do
At a storm visit we check every run. Kinked sections get new seamless lengths; sound runs are re-hung into solid fascia and resealed.
Helene, Sept. 2024
A second blow a year later
Hurricane Helene left nearly every customer in the county without power, and the Weather Service issued an extreme wind warning for the Valdosta area. Anything patched after Idalia faced a second test.
What we do
Patches come out. Runs are replaced rather than spliced and hung on hidden hangers at close spacing.
Manufactured homes
A narrow edge to hang from
About 36 percent of Lanier’s housing units are manufactured homes, more than one in three. Many have a short overhang and a narrower edge to fasten to than the fascia board on a site-built house.
What we do
We look at what the edge is fastened to before quoting and write the method into the estimate. Downspouts empty well away from the piers and tie-downs.

First gutters wearing out
Half of Lanier’s homes were built in 1996 or later, about 42 percent in 2000 or after. On a house that age with its first gutters, look for opening seams, loose hangers and too few outlets.

Worn sectional runs come down and one-piece runs go up, with enough outlets for the roof above. That is replacing worn-out gutters, measured and priced first.

Pine, cypress and pecan: a cleaning calendar for Lakeland
Lanier’s roofs catch three kinds of litter. Pine drops needles all year, the cypress around Banks Lake shed theirs every fall, and pecans add catkins in spring and leaves after harvest. Idalia uprooted pecan trees here, and UGA Extension ranked Lanier among the counties with the most orchard damage.
Without guards, plan on clearing the gutters in late spring, once the catkins and pollen are down, and again after the fall drop, with an extra check after big summer storms under heavy trees. Our guide sets out a seasonal cleaning schedule in full.
