Long County spans about 400 square miles of Atlantic Coast Flatwoods, from Fort Stewart on its northern tip to the Altamaha River, which forms the entire southwestern boundary inside a wide, swampy floodplain. Ludowici is the county seat and its only incorporated place.

Most gutter trouble on a rural Long County house is not dirt in the trough. It is one downspout asked to empty an eave that needs two or three.
Ranch houses, single-wides and shops often came with one downspout at the far corner. In a downpour the whole run floods toward it and spills over the front.
We add outlets until no stretch of trough carries more roof than it can drain, with 3x4 downspouts wherever the measured roof area calls for them.
Pitch a very long run one way and the far end hangs visibly low, or the slope stays so shallow that water sits in it and softens the fascia.
The high point goes in the middle and falls to an outlet at each end, so each half drains quickly and the line still reads straight from the yard.
On nearly two-thirds of the county’s mapped soils the seasonal water table rises to within about a foot of the surface. A buried pipe laid into that sits full of water.

Newer units often have shingles over a real fascia board and hang a seamless run like any house. Older ones may have a metal roof edge instead, so we check it and choose hangers to suit.
A single-wide’s eave can run nearly the full length of the home. Splitting the pitch sends each half to its own downspout.
Rain dumped at the skirting soaks the soil under the piers and adds damp beneath the floor. Extensions carry each downspout’s water well past it.
Slash, longleaf and loblolly pine cover the county’s sandy flatwoods, and pine timber has always mattered here. For a gutter that means a steady drop of needles, and trees that come down in storms.
Irma put trees down across the county in 2017, one on the power lines on South Macon Street in Ludowici. An EF1 tornado in April 2020 snapped and uprooted trees across Griffin Ridge Wildlife Management Area, and in 2021 Tropical Storm Elsa dropped a tree on a Ludowici house.

Johnston Station became Ludowici when it incorporated in 1905. William Ludowici had chosen the stop for a roof-tile plant for its ceramic clay and its railroad, and the tiles went out stamped “Ludowici – Dixie.” Locals said red tile covered every dwelling, barn and chicken coop in the county.
The plant closed after 1913 and many tiled roofs were replaced, but the 1907 Well Pavilion still wears Ludowici clay tile. On a tile roof we hang the gutter from the fascia and work from ladders, not from the roof. We don’t do roofing, and the tile is left as it is.
Ludowici is the only incorporated place; the rest is unincorporated communities along the highways and creeks.
The 1926 courthouse town drains west to Jones Creek and east to Doctors Creek. Fewer than half its homes are owner-occupied, and we quote rentals for landlords too.
On US-84 in the northeast, the highway from Ludowici toward Hinesville and Fort Stewart. About three in ten Long County homes were built in 2010 or later; if yours came with no gutters or a builder’s minimum, we quote adding them.
Off US-25/301 toward the Tattnall line. Beards Creek, which had a post office from 1853 to 1915, takes its name from the Altamaha tributary that forms that line; creek-side lots get the grade checked before any buried line.
About 15 miles south of Hinesville at 56 feet above sea level, lower than Aimar or Donald. On flat ground like this we plan where the discharge goes before we plan the gutters.

Either way, every downspout is extended past the skirting.
Yes. The gutter hangs from the fascia board and the crew works from ladders, rather than the roof, so nobody walks on the tile. If the board behind the tile edge has gone soft, we point it out before anything is hung.
Only if there is somewhere lower for the pipe to empty. Across much of the county the seasonal water table sits within about a foot of the surface, so a buried line with no fall just fills up. On those lots the downspouts are extended on the surface instead.

Look from the ground for runs pulled off the fascia, sags where a limb struck and loose downspouts. Debby dropped 8 to 11 inches on the county in August 2024, and rain like that finds every blocked outlet. If a limb hit the roof edge, call before anyone props a ladder on the bent gutter.
