Census estimates put roughly half of Jekyll Island's homes, and about one in five on St. Simons, in seasonal or occasional use. With nobody there to look up, a blocked outlet or a hanger pulled loose in a squall can spill water down the fascia for weeks.

(912) 202-0537Yes. On East Beach, in the Village and anywhere else on St. Simons, the estimate starts with exposure: which walls face open water or marsh, and how much salt spray settles on them. That decides the metal, the fasteners and how closely the hangers are set.
The City of Brunswick lists replacing rotted wood with the same material, and painting, as general maintenance that needs no Certificate of Appropriateness. Other changes to the exterior of a building in the historic district go to the Brunswick Historic Preservation Board.
A different gutter profile or metal changes how the house looks, so check with the city before you commit. Our written specification describes exactly what would go up, which helps when you ask.
Yes. The land belongs to the State of Georgia and the house belongs to you. The Jekyll Island Authority's residential rules say maintenance and repairs are not subject to its design review standards, though they may need a building permit. If you are changing the look of the house rather than repairing it, ask the Authority first.
Not automatically. NOAA's normal at the St. Simons airport is 45.41 inches of rain a year, a little under Brunswick's 50.29, and both peak in late summer. Trough size follows the roof area draining into each run and the pitch of the roof.
Where the islands differ is exposure, so the metal, the fasteners and the hanger spacing change, not necessarily the size.
It is not something we recommend. Structures in or near coastal marshland come under the Coastal Marshlands Protection Act, with permits issued by the state's Coastal Resources Division, and a buried line that ends in standing water backs up anyway.
On low Brunswick and island lots, discharge works best on your own ground, on the surface and on the high side, where it can soak in gradually.
